Light-commercial HVAC

Rooftop units (RTUs)

What a scheduled visit actually covers
A service agreement isn't a vague promise to "check things over." Each visit follows a checklist matched to the equipment class, and every finding goes into a per-unit log, so you and we can see how each machine is trending long before it fails. And under contract you're not waiting in the general queue.
- Priority response. Contract customers move to the front of the line with a committed response window; non-contract calls are worked in as the schedule allows. In July, that head start is a lunch service saved.
- Documented service history. Every visit and repair is logged per unit: age, charge, parts, readings. When a compressor finally goes, repair-or-replace is decided from a record, not a guess.
- One crew that knows the building. The same techs learn where your equipment lives and how it's piped, so a call starts with knowledge instead of a walk-around.

Coils cleaned, belts and bearings inspected and tensioned, economizer and dampers checked, refrigerant charge and superheat verified, gas-heat and safeties tested, condensate cleared, amp-draws logged against spec.
Walk-ins, reach-ins & display cases
Box and product temperatures verified, condenser and evaporator coils cleaned, defrost cycle and heaters confirmed, door gaskets and closures checked, charge and subcooling read, and drain lines cleared before they freeze or back up.
Split & ductless systems
Filters changed, indoor and outdoor coils cleaned, drain pans and lines flushed, electrical connections tightened, capacitors and contactors tested, thermostat and controls confirmed, and the charge verified for the season ahead.
