Home / General Contractors
For builders & general contractors
A mechanical partner your projects can be built on
For more than 30 years, Central Arkansas builders have handed Genesis the HVAC on new construction, custom homes, multi-family and light-commercial projects. Engineered design-build, code-ready documentation, and crews that show up when the schedule says to. One accountable point of contact, from load calc to commissioning.
Why builders choose Genesis
The HVAC trade partner that makes your job easier
You have enough sub-trades to chase. The mechanical scope should not be one of them. We engineer it to the plan set, document it so the inspector signs off the first time, and hold the schedule window we commit to, so the HVAC never lands on your critical path.
-
Engineered, code-ready design
Manual J load calculations, Manual D duct design and Manual S equipment selection: a complete, stamped-ready submittal package that satisfies the plan reviewer and passes the first time, not on the reinspection.
-
Dependable schedule adherence
Rough-in and trim-out are booked against your build calendar and honored. We confirm the window at framing, hold it at set, and keep your super in the loop, with no cascading delay that pushes drywall and the trades behind it.
-
A single accountable partner
One specialist owns the mechanical scope end to end: design, permit support, install, and commissioning under one contract. No coordinating a designer, an installer and a start-up tech who each blame the other.
-
Specialty capability in-house
Geothermal, variable-speed and inverter equipment, zoning and demanding loads, designed, installed and commissioned by our own crew. A high-performance mechanical spec is one more way to set the homes you build apart at showing.
-
Multi-family & light-commercial depth
Repeatable unit designs, stacked rough-in for phased pours, rooftop and split systems, and controls scoped for storefronts, offices and light industrial, priced and sequenced for the realities of a phased build, not a one-off.
-
Clean documentation & billing
Submittals, change orders and progress invoices run through our platform: an itemized paper trail, draws that match the schedule of values, and a customer portal your buyer inherits at closing with the equipment and warranty on file.
The scope we carry
From a single custom home to a multi-family phase
Genesis takes the full mechanical scope off your plate (the engineering, the equipment, the labor and the sign-off), sized to the project and delivered on your timeline. Whether it is one high-performance home or a dozen repeatable units, the standard is the same.
How we engage
Engineered before it's installed, documented throughout
Every project runs the ACCA standards in order, whole-house, on the plan set you hand us. It is what lets the plan reviewer sign off without a back-and-forth, keeps the equipment right-sized for real comfort and efficiency, and gives your buyer a system that performs for decades.
-
STEP 01
Load calc & submittal
We take off your plans and run a room-by-room heating and cooling load, with orientation, glazing, insulation, infiltration and duct loss all accounted for, then package it as a code-ready submittal for permitting.
ACCA MANUAL J -
STEP 02
Duct & equipment design
Airflow is engineered to the calculated load with a sized supply and return layout, and equipment is selected to the local design conditions: matched to the load, never oversized, never a rule-of-thumb ton count.
ACCA MANUAL D / S -
STEP 03
Rough-in & trim-out
Line sets, ducts, flue and condensate are set to plan at rough-in, inspected, then trimmed out with registers, thermostats and equipment as the build reaches finish, coordinated with your other trades at each stage.

STEP 04
Start-up & commissioning
At start-up we verify refrigerant charge, measure static pressure and airflow, confirm the safeties and balance the system to design, then hand you a documented startup record for the file and the buyer.
VERIFIED & LOGGED
Code & spec compliance
Documentation that clears the plan review
The mechanical line item is where a lot of jobs stall at permitting. We give the plan reviewer exactly what the code requires, in the format they expect, so the HVAC scope clears review and passes inspection without a callback that idles your crew.
- Manual J/D/S submittal package sized to your plan set
- Equipment selected to the current IECC / mechanical code
- Duct layout, CFM and static pressure documented for the reviewer
- Signed startup & commissioning record at completion
Working to an architect's or engineer's spec? We build to it and flag any conflict before it becomes a change order in the field.
Contractor account
Manage your projects online
Builders we work with track bids, approvals, project history and progress invoices in the portal: a running record on every job that puts a draw or a warranty question one sign-in away. The same account carries forward to your buyer at closing.
A dedicated contractor portal with submittals, draw schedules and a multi-project dashboard is on the way. For now, request a bid and our office sets up your account.
